What A Custom Barndominium Floor Plan Gets You
A custom floor plan starts from your requirements instead of someone else's layout. You send what you have: a sketch, a room list, photos, the dimensions of a metal building you've already been quoted, or a stock plan you want reworked. A design team drafts it, you review and revise it, and you receive a complete construction set:
- Dimensioned floor plans and exterior elevations
- Foundation plan and foundation details
- Roof plan and roof framing
- Wall sections
- Electrical, plumbing and HVAC plans
- Cover sheet
Plans are drawn to the International Residential Code (IRC) and delivered as PDFs ready for your builder, lender and building department. Two rounds of clarifying revisions and 30 days of post-delivery support are included.
Custom Floor Plan Pricing
Heated living space costs $2.00 per square foot to design, with a $1,200 minimum. Shop, garage, porch and unfinished basement space costs $0.50 per square foot. A big shop adds very little to the design fee, even though it's often the largest part of the building.

The Shop Comes First
You know the shop needs a 14-foot door for the RV, room for a lift, or clearance around specific equipment. The house gets laid out around that, not the other way around.
The Shell Is Already Chosen
A metal building or post-frame supplier has quoted you a 40×60 or 50×80 shell. The interior has to work with that width, eave height, column spacing and door locations.
Two Households Under One Roof
A parent suite with its own entrance and kitchenette, two primary suites, or a layout where adult kids can live semi-independently.
The Land Decides
A slope, a narrow lot, setbacks, or a view off the back that the main rooms need to face.
You've Already Drawn It
You've spent months on graph paper and know where every room goes. You need it drafted to code, not replaced.

- Order by square footage. Enter your heated and unheated square footage and check out.

- Review the first draft. It arrives within 7 to 10 business days. Two rounds of clarifying changes are included.
- Receive your construction set. Final plans arrive 3 to 5 business days after you approve.

How Much Do Custom Barndominium Floor Plans Cost?
$2.00 per square foot of heated living area with a $1,200 minimum, plus $0.50 per square foot of shop, garage, porch and unfinished basement. A 2,400 sq ft home with a 1,200 sq ft shop comes to $5,400.
How Long Does It Take?
The first draft arrives within 7 to 10 business days of ordering. Final plans follow 3 to 5 business days after you approve the draft, so most projects take two to three weeks.
Do I Need A Finished Drawing To Order?
No. A rough sketch, a room list with sizes, photos of homes you like, or a stock plan you want reworked are all enough to start.
Can The Floor Plan Be Drawn Inside My Metal Building Kit?
Yes. Send the supplier's shell dimensions, eave height, column spacing and door openings, and the interior is laid out inside that fixed shell.
Is Engineering Or A Site Plan Included?
No. A structural engineer's stamp, a site plan, a survey and permit applications depend on your parcel and county and are handled separately. Ask your building department early which of them it requires.
What If A Stock Plan Is Close Enough?
